The River Arts District (RAD) is former industrial buildings along the French Broad River turned working artist studios, breweries, and increasingly, new residential development. It's still evolving fast — buyers here are often betting on where the neighborhood's headed, not just where it is today. But its whole identity is built around the river, and that cuts both ways.

RAD's location along the French Broad River is the source of its character — river access, greenway trails, the working-studio scene — and it's also the single biggest thing to get right before you buy. Hurricane Helene's 2024 flooding hit the district hard, and recovery and rebuilding have shaped the neighborhood significantly since. Anyone buying here needs to look at FEMA flood zone maps, elevation certificates, and a property's specific flood and insurance history as a first step, not a footnote late in due diligence.

New construction in RAD tends to be built with that reality in mind — elevated foundations, flood-resistant ground floors — which is one more reason newer builds often command a real premium over older converted-industrial units here.
